This project involved the reconfiguration and refurbishment of the former Pizza Hut unit at Bolton Gate Retail Park to create two new retail spaces — a Greggs and a Costa Coffee with an integrated drive-thru lane. The scheme formed part of the client’s asset-enhancement strategy, repurposing an under-utilised unit into two high-profile, nationally recognised food outlets to improve site value and footfall.

Scope of Works

• Sub-division of the existing restaurant unit to form two independent retail spaces, each with its own entrance, utilities, and service connections.
• Construction of a new drive-thru lane with associated external works, including new kerbs, surfacing, drainage realignment, and road markings.
• Alterations to the building envelope, introducing new glazed shopfronts, branded entrance doors, and signage zones in line with Greggs and Costa design standards.
• Internal refurbishment to shell finish, incorporating new internal partitions, M&E upgrades, and finishes ready for tenant fit-out.
• External redecorations and façade enhancements to provide a modernised and cohesive visual identity across both units.
• Close coordination with the landlord, tenant design teams, and utility providers to ensure timely delivery and compliance with brand specifications.
